How Karan Gulati of Satyam Developers Believes Amenities Should Improve Everyday Living

Amenities have become a familiar feature of residential real estate, but their significance lies in how they are planned and used. For homebuyers, a gym, landscaped garden, walking track or children’s play area can influence the appeal of a development. Yet the presence of facilities alone does not necessarily create a better living experience. Their usefulness depends on design, accessibility, maintenance and how well they fit residents’ daily routines.

As buyer expectations evolve, developers are being encouraged to look beyond the number of amenities offered. A well-designed residential project should consider what residents need, how different age groups will use shared spaces and whether these facilities can remain practical over time. This approach places greater emphasis on planning rather than simply adding features to a brochure.

Amenities can serve different purposes. Fitness areas may encourage regular exercise, while landscaped spaces can provide opportunities to spend time outdoors. Community rooms and seating areas can support informal interaction, and dedicated play spaces can give children room for recreation. When thoughtfully positioned, these facilities can become a natural part of everyday life rather than spaces residents rarely use.

“The value of an amenity comes from the experience it creates for residents. It should be accessible, thoughtfully designed and relevant to everyday needs. Rather than focusing only on how many facilities a project offers, developers should ask whether those spaces will be used, maintained properly and continue to serve residents over time,” says Karan Gulati, Chairman & Managing Director, Satyam Developers.

The planning process should begin with understanding the intended residents and the project’s context. A development designed for families may need safe play areas and flexible community spaces, while other projects may place greater emphasis on fitness, outdoor relaxation or quieter landscaped zones. There is no single formula that suits every location or household.

The relationship between amenities and the apartment is equally important. Efficient layouts, natural light, ventilation and practical storage remain essential to comfortable living. Shared facilities should complement these basics, not distract from them. Residents benefit most when the private home and common areas are planned as connected parts of the same environment.

Location also shapes the role amenities play. Access to public parks, schools, healthcare, transport and local services may affect which facilities residents need within a development. In Navi Mumbai, residential areas such as Kharghar, Upper Kharghar, Ulwe, Sanpada, Kalamboli and Taloja reflect different neighbourhood settings. Developers need to consider the surrounding environment when deciding how a project’s shared spaces can best serve its residents.

Ongoing maintenance deserves attention from the outset. Facilities require suitable materials, operational planning and clear arrangements for upkeep. Landscaped areas need appropriate planting and care, while equipment and common spaces must be managed responsibly. If maintenance is overlooked, an amenity that initially attracts buyers may become less useful over time.

Sustainability should also inform decisions about shared facilities. Water-efficient landscaping, rainwater harvesting, energy-conscious lighting and responsible resource use can help reduce unnecessary consumption. Such measures are most effective when they are suited to the project and incorporated during planning rather than treated as afterthoughts.

Technology alone, however, cannot replace thoughtful design or consistent maintenance. These fundamentals determine whether facilities deliver lasting value.

Residential amenities are most valuable when they improve daily routines without creating unnecessary complexity. As homebuyers continue to assess lifestyle alongside location and price, developers have an opportunity to make shared spaces more purposeful. The objective should be straightforward: create facilities residents can use comfortably, that serve genuine needs and that remain relevant throughout the life of a community.
